What Makes an Attic Worth Converting? A Checklist for Homeowners

Introduction: Thinking About Converting Your Attic?

You’re not alone. With Irish homes under pressure — growing families, rising property prices, and the need for flexible spaces — more homeowners are asking the same question:

“Is our attic actually usable?”

The good news? In many cases, the answer is yes. The better news? We’ve created a simple checklist to help you find out.

Whether you’re in Co. Dublin, Wicklow, Meath, or Kildare, this guide will help you determine if your attic is ready for transformation — and what it could become.

1. Head Height: Do You Have Enough Room to Stand?

You’ll want at least 2.2m of head height at the highest point. This allows for comfortable movement and proper usability.

Tip:

Use a tape measure to check the centre of your attic. If you’re unsure, we can verify this during a free site visit.

2. Roof Type: Rafters or Trusses?

  • Traditional timber rafters (the triangle shape): ideal for conversion.
  • W-shaped trusses: require structural adjustments, but conversion is still possible.

Our team frequently converts both types — it’s all about the right reinforcement and smart design.

3. Floor Space & Layout: What Can Fit?

Do you have enough square footage to create a usable room?

  • A double bedroom typically needs around 12–14 sqm.
  • A home office or reading nook can fit in less.

Look for:

  • Clear floor area without too many obstructions
  • Room for a staircase or loft ladder access

4. Existing Access: How Do You Get Up There?

If your attic currently has only a hatch, don’t worry — we install full staircases.

But you’ll need space on the landing or hallway below. We’ll assess that during your quote visit and recommend a staircase style (straight, spiral, L-shape, etc.).

5. Natural Light & Ventilation

Attics can be wonderfully bright — if designed well.

We recommend:

  • Velux or Fakro skylights
  • Dormer windows (if permitted)
  • Proper ventilation to keep it fresh year-round

Light transforms the space and helps it feel like a real part of the home — not an afterthought.

6. Insulation & Heating Potential

A warm attic is a usable attic.

We use:

  • Multi-layer foil wrap and rigid insulation boards
  • High-spec windows for solar gain
  • Slimline radiators or underfloor heating (especially in bathrooms)

Bonus? Your overall energy bills may drop thanks to better roofline insulation.

7. Structural Integrity & Safety

Every attic we convert is assessed for:

  • Load-bearing capacity
  • Fire safety compliance
  • Building regulations (Part K, B, L, and more)

You don’t need to know the codes — we do. But knowing your attic will be safe and compliant? Priceless.

8. Planning Permission: Do You Need It?

In many cases, attic conversions do not require planning permission if:

  • You’re not changing the roofline significantly
  • You stay within height and volume limits

If you’re adding a dormer or roof extension, we’ll guide you through the process.

9. Purpose: What Will It Be Used For?

Knowing your goal helps us design smarter:

Attic Use Ideas:

  • Guest bedroom
  • Home office
  • Kids’ playroom
  • Storage plus relaxation zone
  • Yoga or wellness space
  • Hobby room or studio

We can help create a flexible design that grows with your life.

10. Budget & Timeline

Most of our attic projects:

  • Are completed in 6 weeks or less
  • Include everything: design, build, electrics, plumbing, painting
  • Come with a fixed price quote — no surprises

We also offer upgrades like 3D design visualisations and custom carpentry.

Bonus: Talk to Someone Who’s Done It

Don’t just rely on checklists. Chat to someone who’s already converted their attic — or check out our client stories.

You’ll learn:

  • What they wish they knew
  • How the space changed their life
  • Why most say, “We should’ve done this sooner.”
